Selling the Home’s Technology
There is a new generation of home buyers out there. These buyers are coming to expect their ideal home to not only fill the standard bedrooms, baths, and kitchen needs but fill their technology needs as well.
In this article published today by the Realty Times, Home Design Trends Reflect Consumer Lifestyle Changes, the author highlights how buyers are increasingly coming to expect home technologies to be installed in their homes. This is involving anything from home theater rooms, whole house wiring, home networking systems, and home office trends.
I do know this from first hand experience. Being a small business owner and someone that runs their own business from home, I belong to the growing group of people that telecommute or run business from home. In 2006 my husband and I were relocating and in the market for a new home. One of our top priorities was not only whole house wiring for media and security purposes, but also space and wiring for my home office. We were lucky enough to find a local home builder that had a technology company who worked in conjunction with them to help plan out and seamlessly integrate all of our home technology needs.
Many new homes are now having many of these features built into them now, but how can your use this for residential resale listings to help them stand out? When taking on a listing, make sure you not only highlight the standard bedrooms, baths, square footage, and finishes, but highlight the any and all technology aspects that the home has. Let these new buyers know what kind of internet access is available. Highlight if there’s home theater or potential to remodel and add a home theater. Make sure you feature any built-in speakers, any special wiring or fun technological item conveying with the home. Stage a room or some space in the home as a home office so potentail buyers can view the how the home can fit their possible home technology needs.
Just as technology is ever changing, home buyers’ tastes and needs are ever changing. They are seeking homes that have integrated technology to makes their lives easier. It’s your job to make it easier for them to find.
